The Senior Preconstruction Manager (SPCM) will have the skills needed to prepare accurate, detailed estimates for projects ranging from small interior remodels to multi-story headquarter buildings. Required skills include a thorough knowledge of construction means & methods as well as materials. In addition to interpreting finished plans and specifications, the SPCM must be able to interpret conceptual documents.  The SPCM will also have the ability to manage multiple project deadlines, put the project out to bid and take the project through buyout phase.

 Primary Responsibilities:
  • Lead the Preconstruction Kick Off Meeting with Design and Business Development Teams on the approach to the Estimate
  • Prepare detailed estimates and summary at Conceptual, Schematic and Design Development phases of the project
  • Present estimates to clients as needed
  • Evaluate material and system costs
  • Responsible for variance reports that show clear identification of changes to the estimate as it moves from Conceptual to Design Finalization
  • Assure estimates are complete and reflect all that is required to build the project at each stage of the design process
  • Meet client’s needs.  Provide advice, leadership, planning, etc.
  • Assist the Director of Preconstruction and review and approve all estimates, bid tabulations, contract documents for presentation to client as needed
  • Complete other responsibilities as assigned by Senior Management
 Bid Management:
  • Provide clear Scopes of Work to all bidders, pre-qualify bidders and maintain bidder database in Procore
  • Organize and lead the transition or hand-off meeting between the project operations team and the Preconstruction team and coordinate follow-up meetings as required
  • Prepare all contract documents for presentation to the client
  • Identify potential bidders for assigned project
  • Prepare all bid documents including Invitation to Bid and Instructions to Bidders
  • Schedule and conduct pre-bid meetings as required
  • Set up and manage Bid Tabulation for all assigned projects
  • Thoroughly review and qualify all bids in all categories and select successful bidders
  • Conduct internal Pricing Meeting with the team to review final contract amount prior to presentation to Sr Management and the client for signature
  • Lead the preparation of estimates for projects assigned
  • Plan and lead the Preconstruction Strategy Meeting on the approach to the estimate and through the Bid Management phase to contract approval by the client
  • Prepare estimates at each phase, conceptual, schematic and design finalization,
  • Provide cost analysis for all active preconstruction assignments
  • Assist Director of Preconstruction with managing the department workload

 Education and Experience Prerequisites:
  • Construction experience (5-8 years, including supervisory skills)
  • Engineering, Construction Management or Architectural degree or equivalent experience
  • Working knowledge of applications and benefits of different types of estimating software, knowledge of current construction costs and trends. data, and BIM
  • Thorough knowledge and understanding of scheduling, estimating, cost control, procurement and CSI Divisions
  • Experience with Sage Timberline, Procore, Bluebeam and PlansSwift are preferred
